SJC Ventures executes lease for catalyst premier organic grocery anchor at Midlothian Depot

CHESTERFIELD, Va. —  SJC Ventures, a premier Atlanta-based mixed-use, grocery-anchored retail and multi-family development firm, recently executed a lease for a premium organic grocer to anchor Midlothian Depot, a 72,655-square-foot mixed-use center, and is 70 percent pre-leased at the property.

SJC Ventures worked with stakeholders and community leaders to overcome several prior site constraints and infrastructure challenges for development on the vacant 13-acre piece of land, situated at the corner of Midlothian Turnpike and Alverser Drive.

“The site needed the incentive of a mixed-use project to gain stakeholder and county approvals that would help substantiate the cost of infrastructure required to bring this project to fruition,” said Jeff Garrison, principal at SJC Ventures. “Overcoming those hurdles enabled our team to now also bring in a first in class organic grocer that will be the catalyst to change the character of the entire corridor here.”

Midlothian Depot will offer residents of Chesterfield County a development with retail, restaurants, residential opportunities, large multi-modal pathways, extensive open greenspace, a dog park and more.

SJC Ventures intends to add connections to Midlothian Turnpike and sidewalks north along Old Buckingham, and to create landscaped buffer zones and roundabouts with robust landscaping.

“Upscale landscaping and thoughtful architecture will help transform the property with open spaces and walkability and our team plans to bring in first to market retailers and restaurants to round out the mixed-use center,” said Cori Jackson, senior leasing director for SJC Ventures. “We’re excited about our pre-leasing activity that has resulted from our ability to engage with a number of repeat customers and we are continuing to look for additional best in class tenants that want to be part of this space. Opportunities include retail, restaurant, medical, financial institutions, soft goods retailers, fitness and service users.”

The residential component of Midlothian Depot will include luxury townhomes with garages connecting to open park space, shopping and dining via a greenway.

Site work will begin in fall 2025, with vertical construction slated for early 2026.
